How Is A Real Estate Broker Different From A Real Estate Agent?

A real estate broker is more than just a real estate agent!

Surely they’re one and the same, aren’t they? Isn’t a real estate broker the same as a real estate agent? Not really, because not all real estate agents are real estate brokers. Real estate brokers have to complete more coursework and are qualified to manage their own brokerage firms (which means other real estate agents and professionals can work for that firm). What makes it really confusing is that many people tend to use the terms interchangeably, mixing up real estate brokers with real estate agents.

Real Estate Brokers Write Different Exams

Typically, because they write tougher exams than agents, a real estate broker will have more knowledge of the industry. Therefore, they are also held to a higher standard of knowledge. A real estate agent will work for a broker but cannot open or run his or her own firm.

The Real Estate Broker Is Responsible For Ensuring The Transaction Is Completed

A real estate agent is a licensed salesperson and can basically provide you with the same services that the broker would, except that at the end of the day, it’s the real estate broker who bears the responsibility for making sure that the transaction runs smoothly.

Many real estate agents who qualify as real estate brokers choose not to work independently. Instead, they’ll work for large real estate franchises like RE/MAX or Century 21 (or even other smaller, independent brokers) and build up their network and expertise. Then later, those who feel that they’re ready will open their own brokerages and have other real estate agents working for them.

So what’s the bottom line: that’s entirely up to you!  You will likely get similar service from a real estate broker and/or a real estate agent but it depends on what you are most comfortable with.  Your best bet is to decide what services you are looking for and then interview a number of real estate professionals to see who is the best fit for you.
