Things to Look For in a Realtor

Buying a home is a very big decision and one that needs to be pondered over before a purchase is made. There are a number of different things you will have to consider when purchasing a home and without the right amount of help, you run the risk of making mistakes. The best way to get the right home for your needs is by hiring a professional to assist. Generally, you will have a number of different real estate agents in your area, which will require you to do your homework. The following are a few things to look for in a Realtor.

Knowledge of the Area

The first thing you have to consider when trying to choose the right real estate agent is the knowledge they have in the area. You need to find out how long a particular agent has been in the area and whether or not they have the knowledge you are looking for; specifically in the areas you are looking to buy in (or sell in for that matter). By finding an agent with a vast knowledge of the area, you will be able to get the sound advice you need when trying to find the right home in your area. They can provide you with an accurate market valuation so that you know what to expect from the sale of your home, or from the home you are looking to buy.

Their Ability to Communicate with You

The next thing you want to consider when trying to find the right real estate agent is their ability to listen to the needs you have and then act on them. You want an agent that can find you the right home based on the needs you have rather than their desire to just sell you something. In order to find this type of realtor you will need to do some consultations with different agents in your area – it’s wise to interview at least three real estate agents before making a decision. The more you are able to find out about each of the realtors and their abilities to communicate in a matter that suits you best, is extremely important to how the relationship will work.  For example: if you are internet savvy and want to receive listings through email or online, this is something your realtor should provide.  Or, if you aren’t, how important is it that your chosen real estate agent is the one that calls you with options, or new listings to look at?  Or are you okay with an assistant doing the legwork and keeping in touch.  Be specific with your needs: it will save for frustration down the road during the home buying, or selling, process.

Getting the Right Price

Another thing you will have to consider when trying to choose the right realtor is the type of deal they can get you on your home; as well as what they are willing to offer you with regards to commissions (this includes listing commission as well as things such as a buyers rebate). You need to find a real estate agent that is no stranger to negotiations with homeowners and others in the industry either – not only does their price point (commission) have to work for you, but they also need to be very good at negotiating with buyers of your home, or a sellers agent in case you are looking to buy. This skill set is usually accompanied by experience and knowledge of the area you are buying or selling in – it pays to work with someone, even if they are new to you, based on their knowledge of the area.

Hypothetically, it makes sense to work with someone who understands the downtown core of a city like Barrie, or Toronto, or New Jersey for that matter – rather than someone who works on the outskirts if that’s not the area you are looking at. You’ll be surprised at what a well versed agent can offer versus someone you might be more familiar with but has little experience in your area of interest.

There are many different ways to meet qualified real estate agents for your area: referral, online or even at open houses in your area of interest.  Bottom line is, the more you are able to find out about the real estate agent up front can only benefit you in the long run.  Be specific, understand both the strengths and weaknesses each real estate agent represents, and make a decision that works for you rather than feeling pressured to work with someone just because you know them (especially if they are not an expert in your area).
